Mr. Rice opened the meeting at 7:00 PM.
Mr. Lawson, Zoning C.E.O. gave report.
Dick Sena, Town Board Councilmen gave Town report.
GRICE PROPERTY
Mr. Sena said the Grices were back at the Town Board and are adamant still about their property going back to a C1 district.
Mr. Rice said they worked on the comprehensive plan for years to try to come up with a pattern or a basis for a development to the town and they changed that area to provide the town more control over development.
Mr. Rice said their recommendation to change the property to a TC2 provided them with some additional opportunities to sell the property, but he can’t see them changing what they spent years creating for the Grices ability to sell their property to develop it any way they want.
Mr. Lawson said they wouldn’t have it any way they want, and the sight plan would still come to the board for review and they would have the opportunity to imply any conditions that they want.
Mrs. Ortman said a buyer won’t potentially entertain a TC2 so they lose some potential buyers.
Mr. Rice said that Dave, attorney said the town went through all the proper procedures when changing the zoning of that property.
Mr. Johnson said he doesn’t think a commercial development in that location is a terrible idea. He said there is a business across the street and the storage units are right next to it and there is national grid right there and he doesn’t believe there will be typical R3 development in that location.
TINY HOMES
Mr. Sena said tiny homes are coming up all over the country. There was discussion on tiny home communities and the septic regulations.
Mr. Lawson said a tiny home is a home that can go from 200 square feet to 600 square feet, our minimum is 600 square feet.
WILL ORTMAN-RV STORAGE
Mr. Orman brought a concern to the board about a travel trailer being place on Stow Ferry Rd. He said that the law says any lot and is hoping to change the language in the law to go from any lot to any lot except from an R1 district and in the R1 district it must be at their primary residence.
Mr. Lawson said there is a well and a septic system on the lot.
Mr. Ortman said there is no electric on the lot. He said there a pole there but not a hook up. He said the law says new construction is not allowed and for them to get electric it would be new construction.
