Mr. Rice opened the meeting, Mr. Lawson, Zoning C.E.O. gave report. See March 2016 minutes.
Mr. and Mrs. Ott presented the board with a map and a plan to build a new home and turn the existing home into a garage.
Some of the topics discussed included:
Mr. and Mrs. Ott would build a home closer to or toward the lake while living in the existing home that is on the lot closer to the road. When the home is done they will be turning the existing home into a garage. The lot size is less than 40000 sq. ft. Mr. Lawson said the setback at this time is the marker for 1310.5 is missing so they are having a hard time getting a bench mark for where 1310.5 would be.
Mr. Ott said the house will be 30 ft. from the lake and 90 ft. from the existing house.
Mrs. Ott said they have already spoken to the neighbors and there is no objection to the project at this time. Mrs. Ott has emails from the two neighbors stating they were excited to see what happens.
Mr. Ott said the shed on the property will remain for the time being.
Mr. Ott said they will try to start construction this summer.
Mrs. Ott said Mark Stow will be looking at the existing septic to make sure the existing septic is adequate for a 3 bedroom home and see what their options are.
Mr. Ott said they have plans of installing rain gardens on both sides of the house to prevent runoff to the neighbors and drainage swales going toward the lake. The roof slants toward the sides instead of toward the lake.
Mr. Lawson said the home will have to be raised up to flood plain level.
Mr. Ott said the new cottage will be 131ft away from the lake and it will be on a slab with no crawl space.
The board runs through the criteria and agrees they all agree that the Otts meet the criteria for their new project.
Mr. Ott said they are trying not to move any trees off the lot.
The board recommends buffers along the lake to catch any debris running off into the lake. Mr. Ott said they can certainly consider it. There really isn’t any fall so it is not a must.
The board asked for there to be basic makings on the drawing where the landscaping will take place and calculation of the rain gardens and a letter from the health department stating the septic tank meets standard.
Mr. Ott said they want to start with the garage immediately after the new house is complete.
Board will vote on this project at the meeting on May 10, 2016.
Tony DeAngelo wants to turn existing garage into bedroom space for her children to come visit and build a new garage that is the same size as the existing garage.
Diane Howsnix said the setback of Tony’s home to the road is approximately 45ft. The garage is 20ft. from the road.
Mrs. DeAngelo said there are no objections from neighbors. There is one neighbor that is living in Amherst that she can get a letter from for the zoning board.
The board said that the planning board and the zoning board will want a letter from the health department stating that the existing septic system is adequate or if they will have to do something with it.
Miss. Howsnix said they will get the surveyor out to locate the septic and well, they just know where the cap is.
The board recommended shifting the garage back to comply with space. Miss. Howsnix said they cannot shift the garage anywhere because they will run into the well and septic.
The board recommended getting emails from all the neighbors, and to put numbers on the sketch with measurements from the structures to the road and property lines.
Mr. Sena presented a sketch for the lakeside trailer park.
The board is asking for the roads to be named and signs to be put up along with numbers on each sight.
There are 130 sites and about 5 sites are on the docs.
Mr. Sena said there are not any full time residents.
All board members all in favor say “Aye” on continuing with the lakeside camping.
Next regular meeting scheduled for May 10, 2016 at 7:00 P.M.
