Mr. McCord opened the meeting with a drawn diagram to visualize options for the changes to the Accessory Structure and Storage Structure setbacks.
Mr. McCord discussed different methods to calculate setbacks. One method is to take a percentage of the lot width and that percentage becomes the minimum requirement. Percentages could be problematic for smaller lots. Second method it to set a minimum footage requirement.
Mr. McCord covered the four reasons for setbacks.
1. Air Circulation
2. Light
3. Safety
4. Maintenance
Mr. McCord clarifies that we are discussing non-conforming lots, which was not specifically defined. The definition was added according the Health Department Regulations. Non-Conforming Lots must fall below 40,000 sq. ft.
For the R-1 and R-2 Districts the setbacks agreed upon are: Principal Structures for both non-waterfront and waterfront properties would be 20%. For Accessory Structure on non-waterfront properties, nothing in the front yard, an attached structure will follow principal 5 feet, a detached will be 10 feet and a storage shed will be 5 feet. For an Accessory Structure on a waterfront property both attached and detached will follow the principal 5 feet and for storage structure will be 10 feet. Mr. McCord will draft the up the accessory changes in law form for the Town Board.
Mrs. Carlson mentioned that the town was approached about possibly selling some land near the fire hall to Mr. Wroda for an antique mall and auction house.
